Teahan Ltd is a construction management consulting firm owned and
operated by Jim Teahan, a registered professional engineer in Michigan
and North Carolina. Jim has more than 38 years of experience in the
construction industry, including 11 years on active duty as a U.S. Navy
Civil Engineer Corps officer. Throughout his career, Jim has provided contract administration, owner’s representation and
project and program management services to a wide variety of clients.
Jim has expertise in project delivery methods, procurement, budgeting, scheduling,
estimating, contracts, claims analysis and negotiation. He has also
served as an expert witness in construction claims litigation.
Management
Whether your project needs
additional support for an existing staff, or
full-time project representation, Teahan Ltd can provide the service and
expertise you need. During pre-construction, Teahan Ltd has developed
program scopes, schedules and budgets, has drafted RFPs and has
participated on selection commttees to help owners select Design and
Construction Professionals
for their projects. Teahan Ltd. has written and negotiated contract
language and has
managed design, general contractor, construction management and
design-build contracts. During construction, Teahan Ltd has provided contract management,
budgeting, scheduling, cost accounting, change order negotiation and cost
estimating services. We have worked with a variety of cloud-based
construction management applications.

Schedules
Baseline schedules and monthly schedule updates are often contract
requirements. Teahan Ltd can
provide schedule development and monthly updates for contractors to meet
those contract requirements.
Owners should be reviewing and commenting on their contractor’s monthly
schedule submittals to protect their interests in the event of future delay claims. Teahan Ltd can review and report on schedule submittals received
from contractors to identify early when delays are threatening a
project’s completion. Early delay recognition allows owners and
contractors more
options to ensure timely completion.
Claims
Disputes are a regular occurrence in construction contracting
and often are based in contract terms that inequitably allocate risk to
the parties. Jim contributes to the ConsensusDocs suite of contract form
documents as a member of the Construction Owners Association of America
Documents Committee. He has reviewed, analyzed and resolved, through
negotiation, dozens of claims. Jim has been deposed and has testified as an expert witness in
arbitration cases and in the courtroom.
